Massive Mixed-Use Development 'South Creek Dallas' Breaks Ground in Ferris

In a landmark development poised to reshape the southern DFW corridor, Cawley Partners has acquired over 5,200 acres spanning Dallas and Ellis counties for the ambitious mixed-use project known as South Creek Dallas. This acquisition marks a significant turning point in the City of Ferris’s 150-year history, promising substantial opportunity and growth.

The master-planned community envisions up to 5,000 homes alongside extensive digital commerce parks, data centers, advanced manufacturing facilities, and the potential for a corporate campus exceeding 1,000 acres. Strategically situated near the future Loop 9 corridor, the development surrounds land already annexed by Ferris and falls within the city’s established planning and influence zone.

Ferris City Manager Brooks Williams hailed the project as a “generational turning point,” emphasizing that it is the result of deliberate planning and a belief in Ferris’s potential. He highlighted Ferris’s unique advantages as the project’s “launchpad,” including its proximity to Interstate 45 and downtown Dallas, and its innovative approach to key community pillars:

  • Innovation in Education: The city has a strong partnership with Ferris ISD and is the future home of Leaders at Heart Academy, a municipal charter school focused on personalized pathways, bilingualism, early college credit, and industry certifications.
  • Revolutionizing Healthcare Access: Through Tap Telehealth, Ferris residents have near-instant access to physicians via any device.
  • Elite Public Safety Model: Ferris has a fully integrated Department of Public Safety with triple-certified officers, ensuring rapid and comprehensive 24/7 protection.
  • Quality of Life that Delivers: Investments in parks, recreation, infrastructure, and mobility aim to create a vibrant, family-focused community.

Cawley Partners, a prominent DFW developer, selected Ferris for this transformative project, recognizing the city’s groundwork and readiness for growth.

“We are not the city next door to a development. We are the city at the center of what’s next,” stated City Manager Williams. He emphasized the city’s proactive approach to growth and improvement, underscoring their “Distinct by Design” philosophy.
