DART Expands Presence in North Dallas with New Lease at Knoll Trail Crossing

Dallas Area Rapid Transit (DART) has signed a 10-year office lease at Knoll Trail Crossing as part of its ongoing Silver Line Regional Rail project. This new office space is strategically located adjacent to Knoll Trail Station, one of two DART stops on the Silver Line route, and is less than a mile from the Addison Transit Center, the busiest bus transfer hub outside Dallas city limits.

The Silver Line, spanning 26 miles and connecting seven cities across three counties, will have its final stop at Terminal B within DFW Airport. DART’s lease includes access to the roof of an adjacent parking garage, which will offer short-term parking for passengers using the Silver Line and accommodate emergency vehicles. Pedestrian access to the station will be available from Knoll Trail Drive and the Cotton Belt Regional Trail, which is currently under construction.

Caitlin Holland, DART’s vice president of real estate and economic development, emphasized the importance of this lease in enhancing rail service at the Knoll Trail Station. “This lease is a significant component to providing best-in-class rail service to DART customers utilizing the Silver Line Knoll Trail Station,” Holland stated. The new office will allow DART to address maintenance needs, respond to criminal activity, and handle customer concerns more effectively in the northern service area.

Knoll Trail Crossing, located in the Quorum/Bent Tree submarket near the Dallas North Tollway, comprises 96,509 square feet of office space and features large greenspaces and covered parking. The building underwent significant renovations in 2022, resulting in move-in ready suites, a modernized lobby, tenant lounge, and updated conference center.

DART has begun occupying a 4,146-square-foot space at Knoll Trail Crossing for Silver Line project personnel. Once revenue service for the Silver Line begins in late 2025 to early 2026, the use of the facility is expected to transition.

Residents and commuters can anticipate seeing Silver Line trains soon, as DART plans to start simulated testing between DFW Airport and Knoll Trail Station in October or early November. This testing will involve trains running simulated routes with stops at several stations without passenger operations. Active construction sites at the stations will restrict access to onlookers. Quiet zones will not be implemented during testing, and track and system configuration testing will begin on August 19, with no anticipated train activity.
